FACTORS INFLUENCING THE PREFERENCE FOR HOMELY ACCOMMODATION AND ITS IMPACT ON THE HOTEL INDUSTRY: A PRAGMATIC STUDY OF JUNNAR TALUKA, PUNE

Sharing a homely accommodation concept that was initiated in India from states like Kerala and Rajasthan informally, later supported by the government. The learning and studies from such areas developed a new business in the rural areas of Maharashtra, developing an area for business for people in rural areas. This study is about the concept of sharing homely accommodation “Gharguti Niwas” in Junnar, Taluka of Pune district of Maharashtra with guest for a monetary reward. Junnar being declared as tourist destination by Government, the study aims to reveal whether this sharing homely accommodation business will be menace for local hotel industry? The factors that attract tourists to Junnar and the feature that motivate a person to choose homely accommodation over hotels. It was research based on the survey made through a questionnaire and asking some questions in person to people who availed this facility. A total of 75 responses were recorded. The study revealed that the main factor to visit Junnar is pilgrimage, it was followed by cuisine and food, adventure activities etc. The main motivator to choose home sharing accommodation was cheap price it was followed by unique experience, local food and culture and many visitors travelling in group also prefer home sharing accommodations mainly because of informal environment there. The findings are showing that sharing homely stay do not pose any threat to luxury stay but home sharing concept do pose a threat to budget hotels in Junnar main reasons being authentic traditional food and service, the staple diet of locals, first-hand experience of local traditions and a feeling of doing something of welfare of local and environment sustainability. Locals doubling as tourist guide and sourcing them cheap products and services also adds to overall experience. Budget hotel needs to mitigate these factors for their long-term benefits.
